About the project: The building consists of two separate apartment houses with a mirror layout of the floors and with a connected underground parking.

There is a car park and cellars in the underground floor, there is a separate staircase and elevators for both houses. The underground floor is accessed via a ramp from the driveway. On each floor, there are 2 apartments – a 3-room one and a 4-room one, which have the same layout on all three floors. That means that there are 12 apartments altogether in the complex. You can get to all apartments via a common corridor with a staircase and an elevator.

Both apartment houses have a flat roof that is accessible from the common staircase for all apartments and serves as a common terrace with a sea view. From a construction point of view, the apartment houses and the garage consist of a reinforced concrete monolithic construction.

A common garden terrace and a pool of the size approximately 9 x 4 meters surrounded by reinforced areas will also be a part of the apartment houses.

The whole complex will be protected by a fence, an electrically controlled entrance gate for vehicles and a small gate with a lock for pedestrians.

The apartments are sold with the complete interior equipment, a custom made kitchen, built-in appliances, bedrooms, a living room, bathrooms,  a corridor … you will only need your personal belongings (pillows, blankets, bedlinen, towels, pots, cutlery, electronics, everything that is needed for a good quality living).

The island Ugljan location: This island area in the Zadar bay together with the city Zadar represents one of the best and most popular parts of the Croatian Mediterranean. It is covered by lush Mediterranean vegetation and together with the sea, it is known for  many bays of different sizes and shapes. The island is relatively densely populated, especially the north-eastern shores with 7 wonderful jewel-like settlements. The largest one is Preko, and then it is Ugljan. All places around the island will leave you not only with the impression of a harmonic connection of noble Mediterranean nature and a rich cultural and historical heritage, but also modern entertainment and relax. Get to know the island Ugljan and the cycling trails that lead through picturesque small settlements, many natural bays, mostly the ones in Muliny which are a suitable anchoring point for yachts.

Offered apartments

Smaller 3-room apartments with an interior area of 64.88m² and a terrace area of 12.76m², the total area of the apartment is therefore 77.37m². The layout is divided into the day and night parts – in the night part there are two rooms, a toilet with a sink and a washing machine and a bathroom with a bathtub, toilet and a sink. In the day part there is a kitchen with a dining table and a living room with access to the terrace. All terraces are located on the north-eastern side of the building, facing the sea.

Larger 4-room apartments with interior area of 88,85m² and a terrace area of 21m², the total area of the apartment is therefore 109,85m². This apartment type includes two night parts and one day part. The main night part consists of two separate rooms and two smaller bathrooms, both equipped with a toilet, a sink and a shower. The washing machine is located in a closed transitional hallway. The day part consists of a kitchen with a dining room and a living room with access to the terrace. The third bedroom is accessible from the living room, and is has also got access to the terrace and a separate bathroom with a bathtub, a toilet and a sink.

A common garden terrace and a 9 x 4 metre pool surrounded by reinforced areas will also be a part of the apartment houses complex.

Financing:

Reservation contract – signing of the reservation contract and a the payment of a reservation fee 1000,- EUR incl. VAT within 5 days of signing the contract.

The purchase contract, instalment of the purchase price, in case of a mortgage, communication – cooperation with the banks – the amount of the instalment is reduced by 1000,- EUR.
